Access Statement for River Cottage

 This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests.


Introduction

River Cottage is ideal for those who want a truly memorable self catering holiday, with river views and the town centre only a 2 minute flat walk away.

River cottage sleeps up to 3/4 people and has 2 bedrooms, one with an ensuite, step into shower and a family bathroom

The cottage was built in 2006 and is in very good order making it a real home from home.

Pre-Arrival

The nearest bus stop is at the end of Tarrant Street in Arundel town centre approx. 1,000m/1092yds away, along a narrow paved foot path, from the cottage - ask the driver for the stop at the end of Tarrant Street.

All buses can accommodate one wheelchair. Bus times can vary, for further details see the bus operator’s website www.stagecoach.co.uk. 

Buses from the Arundel railway station to the town centre can be found on this link http://www.arunrail.com/index_files/Page766.htm - your will require bus number 700.

 The main road outside the cottage has a narrow paved path on a slight incline, instead of approaching the house from steps

There are several local shops for essential supplies along a flat but narrow street from the cottage.

Key Collection, Welcome and Car Parking

 The key can be collected from the property. It’s located in a keysafe and details of how to recover it will be sent to you once the booking has been confirmed

 Parking is available for 1 car in a parking space outside the cottage, the parking location is marked with a small brass number 3. (50m/54yds from the front door of the cottage)

This area is well lit at night by motion sensor lights at the front door.

Entrance to Property

The front door is 800mm/31.5ins wide. 

The entrance is well lit by an overhead lights. 

The floor covering inside the entrance is short pile carpet. Halls, Stairs, Landings, Passageways the hall, stairs and landings are well lit.

 Passageways are 930mm/36.5ins wide. It has a dog leg turn halfway up the stairs

 The floor covering is short pile carpet. 

 

Sitting Room/Lounge 

 The sitting room/lounge is situated on the ground floor with level entry from the hallway. 

The door opening to the sitting room is 800mm/31.5ins wide. 

The room has two sofas, with non-feather cushions arms, together with a low coffee table. 

On request the furniture can be moved. 

There is a small television with remote control and a sky receiver for freeview channels. 

Lighting is natural daylight and by night levels are controlled by dimmer switches, with overhead lighting used as well as table lamps around the room. And an adjustable reading light. 

The flooring is short pile fitted carpet. 

 The rear courtyard garden is accessed through a double door from the Sitting room. There is one step leading onto a small deck area and a further 5 steps takes you down to the garden, which has a gravel surface and shrubs. 

 The door openings to the kitchen are 800mm/31.5ins wide. 

 

Kitchen 

 The kitchen is situated on the ground floor with step free, level access from the hallway. 

The door openings to the kitchen from both the hallway and the dining room are 800mm/31.5ins wide. 

The door of the oven drops down and the handle is 720mm/28ins above the floor. The hob is 890mm/35ins above the floor. 

Worktop and sink are 890mm/35ins above the floor. Fridge freezer available, highest shelf in fridge 1.8m/5ft8ins and lowest drawer in freezer 50mm/18ins. 

Table provided - 880mm/34.5ins from floor to lowest point of table (underspace), 1m/39ins high and 4 upright chairs with no arms or loose cushions. 

Glasses and crockery can be moved from wall cupboards to lower cupboards, if required, please request this when booking. 

 The kitchen is evenly lit with halogen spotlights above work surfaces. 

Flooring is laminated flooring.

Bedrooms and Sleeping Areas 

1 room with twin beds and 1 bedroom with a double bed are reached by stairs only. 

The door is 750mm/29.5ins wide. 

 The height of all beds from the top of the mattress to the floor is 650mm/25.5ins. 

Lighting is natural daylight and at night overhead lighting. Bedside lamps are also in each

room. 

 All bedrooms offer an alarm clock is.

Bathrooms, Shower-rooms and Toilets

The ground floor toilet is accessed from the hallway and is flat level with the kitchen and sitting room. It’s 1m/39ins wide and includes a close couple WC and small wash hand basin. It’s well lit with over head lighting.

Door opening 740mm/29ins wide. 

The en-suite bathroom has a step entry shower. 

Wash basin 850mm/35ins high. 

Lever taps on the washbasin. 

Well lit with overhead lighting. A short pile carpet on the floor.

The door opening to the shared bathroom upstairs is 750mm/29.5ins wide. It has the same lighting, lever taps and flooring as above. There is a bath and shower mixer attachment.

Garden

We have a small decked area which can be accessed from the sitting room by one step. A further five steps take you down to the gravel courtyard garden next to the river. Metal table & chairs are available on the patio.   The garden area is 5m/15.3ft square, with shrubs around the border. 

Additional Information

Assistance dogs are welcome. 

The mobile phone reception can be poor. 

The nearest General Hospital with an A&E unit and walk in NHS is 7 miles away in Chishester. The nearest Doctor’s surgery is 1 mile away.  Further information is in the welcome folder.
